Group gatherings, celebrations and parties (within reasonable decibel limits after 10 PM)
Bonfire nights using the designated pit and wood provided
Cooking in the fully equipped kitchen at any time
Pets (must be declared at booking and kept off furniture)
Outdoor activities on the grounds — sports, games, yoga, etc.
Photography and content creation — it's a gorgeous backdrop!
Alcohol (consumed responsibly by adults only)

Smoking inside any room or indoor area of the property
Guests beyond the booked headcount without prior approval

We recommend booking at least 2–3 weeks in advance for weekends and 4–6 weeks for public holidays and long weekends. Peak seasons (December–January and April–May) see very high demand — the earlier the better. Call us to check availability instantly.

Our base rates do not include catering, but all properties have fully equipped kitchens so you can cook your own meals. We can also arrange a local chef or an external catering service at an additional cost — just ask when you enquire and we'll organise everything for you.

Cancellations made 7 or more days before check-in receive a full refund. Cancellations 3–6 days before check-in receive a 50% refund. Cancellations within 48 hrs of check-in are non-refundable. In the event of natural calamities or force majeure situations, we will offer a free reschedule.

We accept UPI, bank transfer and all major credit / debit cards. A 30% advance is required to confirm the booking, and the remaining balance is due 3 days before check-in. A refundable security deposit of ₹5,000–₹10,000 is collected at check-in and returned within 24 hrs after check-out inspection.

Absolutely. Our properties are family-friendly and our caretakers are happy to assist elderly guests. Some hilltop properties have steep pathways — do mention if mobility assistance is needed and we will arrange accordingly. Children are always welcome, and we can provide cots and high chairs on request.

All properties have high-speed Wi-Fi via fibre broadband. Mobile network coverage varies — Jio and BSNL have the best reach in forest areas. Some of our deeper forest properties have limited mobile signal, which honestly adds to the off-grid charm. We'll let you know the specific connectivity situation for your property at the time of booking.

Yes! We have tie-ups with licensed adventure operators near each property. Activities like trekking, rappelling, zip-lining, kayaking and cycling can all be pre-arranged at additional cost. Share your group's interests when you book and we'll put together a full activity itinerary for you.
